The purpose of this course is to provide an introduction to real estate appraisal. The course is appropriate for students who are interested in obtaining a real estate appraisal license. The course focuses on the basic principles and practices of appraisal. It covers real estate concepts, finance, and the valuation process. Neighborhood analysis is explained, and the concept of highest and best use is addressed. Data collection, site description, and improvement description is also covered. The three approaches to value- sales, comparison, cost, and income- are described, along with the process of reconciliation. The student will learn to identify the two types of appraisals and the three types of appraisal reports. The course will instruct students in detail how to fill out the Uniform Residential Appraisal Report (URAR). Students will be taken through each section of the URAR where they identify and complete the required fields. This course provides the student with the guidelines and direction to create URAR reports which are in compliance with USPAP.

This course focuses on the requirements for ethical behavior and competent performance by appraisers that are set forth in the Uniform Standards of Professional Appraisal Practice (USPAP) for 2010-2011. Course material emphasizes the role of the appraiser and the impartiality associated with this role. This course is designed to aid appraisers seeking competency in USPAP, in all areas of appraisal practice including those subject to state licensing or certification and continuing education requirements imposed by professional organizations, client groups, or employers.
